“Home Construction consistently delivers high-quality, sustainable projects on time and within budget. They are proactive, transparent, and a reliable partner we would not hesitate to recommend.”
Site constraints & complexity
High water table & natural springs
Active natural springs and a high water table created significant geotechnical challenges, requiring specialist assessment that informed foundation solutions across the site.
Live operational environment
The park remained open throughout construction, requiring close coordination with the client and park manager to sequence works and minimise disruption to residents.
Unknown infrastructure
No accurate service records existed, requiring investigative works to locate underground services and assess demolition scope before construction could begin.
Access & traffic management
Shared access between construction vehicles and park residents required a detailed traffic management plan to maintain safety throughout the build.
Consenting & council processes
Working with Hauraki District Council for the first time required adapting to their specific compliance and inspection processes to keep the programme on track.
Engineering & resilience
Geotechnical-led design
Specialist geotechnical input directly shaped foundation solutions across the site, ensuring structural responses matched the variable ground conditions.
Driven pile foundations
Hot tub bases in a tight, congested area were supported on driven piles, requiring careful planning and heightened health and safety management.
Infrastructure upgrades
New drainage, roading, driveways, footpaths, and blackwater and greywater treatment systems were installed, with flooding improvements already evident post-completion.
Design & delivery
Pool & leisure precinct
Works were delivered around an existing geothermal pool, with specialist filtration connections required for new supply feeds. Custom crazy paving, a bespoke water feature scaled to the existing pool wall, a curved deck and boardwalk, and pickleball courts completed the precinct.
Landscaping
Extensive soft and hard landscaping was completed across the site, with plant species carefully selected to withstand the unique combination of high water table, natural springs, and exposed wind conditions.
Accommodation
Six premium cabins were constructed on elevated platforms to address recurring flooding, with exposed trusses, delivered to a high architectural finish.
Facility upgrades
The existing ablution block was upgraded to current standards to support the park's expanded capacity.
Programme delivery
Delivered within a six-month timeframe despite significant weather delays, consenting complexity, and the challenge of building within a live operational environment.
